By the time you get an approval, someone else will come along who loves it as much as you and they make an offer and you lose that house.

Sure, there are things to consider like economy, inflation, interest rates, etc. However, buying a home is a long term investment and historically your home will appreciate by 3-5% per year. The longer you wait to buy, the more appreciation you are losing out on. Interest rates always change and refinancing is always an option when rates go down.
